Our Process
The residential and estate appraisal process involves several key steps to determine the fair market value of a property. Here’s an overview of how it works:

1. A property appraisal is usually requested by lenders when a buyer applies for a mortgage. It ensures the property's value aligns with the loan amount.

2. Eleven11 is assigned to the job. Your appraiser should be familiar with the local market, so we're the perfect fit for an appraisal in the midwest.

3. I visit the property to conduct a thorough inspection. I will assess the condition, size, layout, and any upgrades or unique features. The surrounding neighborhood and comparable properties are also evaluated.

4. I then research and gather data on recent sales of similar properties in the area. This helps establish a baseline for the property's value.

6. After completing the evaluation, I will compile my findings into a detailed report. This includes property details, comparable sales, and the final appraised value.

7. The appraisal report is reviewed for accuracy and compliance with regulations. Once approved, it's delivered to the lender and, sometimes, the buyer.
